5 supply-chain trends impacting construction budgets
4 min read Jul 2026
Material costs are shifting. Here's what design pros should plan for in the second half of the year.
Why this matters for designers
Material volatility hits the budget long before it hits the jobsite. When you specify a product, you are implicitly pricing it — and surprise increases become change orders, disputes, or margin erosion for the whole team.
Five trends to watch
- Steel pricing is stabilizing, but regionally uneven. Lead times are improving, though coastal markets still see premium freight.
- Lumber remains volatile. Seasonal swings are wider than the five-year average, so lock pricing early on framing packages.
- Insulation and specialty glazing are rising. Energy-code changes are pushing demand faster than capacity.
- Electrical and low-voltage lead times are stretching. Panels and switchgear can now exceed 40 weeks in some markets.
- Domestic sourcing is winning on reliability. Even at a slight premium, predictable delivery beats cheaper-but-late.
How to plan around it
- Add a realistic material escalation line to every estimate.
- Prefer products with multiple domestic suppliers.
- Document substitution allowances in the spec so the contractor can pivot.
- Use member-discounted supply partners to offset a portion of the increase.
Treat material strategy as a design decision, not just a procurement one. The firms that do are the ones whose budgets survive the build.
